Since moving to the S Goldmark City community in 2019, Ms. Nguyen Thu Hang still remembers weekend afternoons when her family would stroll beneath lush rows of trees. According to Ms. Phan Thi Huong, Director of the Business Division at TN Property Investment and Real Estate Management Joint Stock Company (TNPM), the property management and operations unit of S Goldmark City, every well-maintained green space is supported by the seamless coordination of an entire team.
“Each row of trees has its own seasonal maintenance cycle. The landscaping team must regularly monitor plant growth, replace weakened trees, prune branches, and improve soil conditions. After every period of heavy rain, we continue inspecting leaning trees, clearing broken branches, and addressing affected areas so that by the following morning, residents' living environment is restored to its usual well-kept condition," Ms. Phan Thi Huong said.
According to Ms. Phan Thi Huong, to ensure that landscaping care does not depend on individual staff members, TNPM has developed management procedures tailored to each stage of a project. As soon as a project is taken over for operation, the team assesses the condition of the greenery, soil quality, and landscape infrastructure to develop an appropriate improvement plan. Maintenance is then carried out according to a regular schedule, combined with routine inspections to promptly replace deteriorating plants, address pests and diseases, and adjust the plant mix in line with actual conditions.
In addition to standardizing procedures, TNPM also strengthens coordination among its technical, environmental sanitation, and customer care teams throughout the operational process. Residents' feedback on landscaping, cleanliness, or potential safety risks is received and handled in a coordinated manner, helping maintain the quality of the living environment continuously rather than addressing issues only as they arise.
At the same time, creating a sustainable living environment requires more than the efforts of the property management and operations unit alone. Residents' awareness in protecting greenery, maintaining shared cleanliness, and using public spaces responsibly is also an important factor in ensuring that these values are sustained over the long term.
This approach has been applied across many projects managed by TNPM. At ROX Living Aquamarine Dien Chau, where the greenery system and landscape infrastructure had deteriorated after a period of operation, the company gradually improved the soil, replaced plants that were no longer suitable, and maintained regular cleaning, pest control, and landscaping care. As a result, the project's appearance has evolved over time, not through the addition of new facilities, but through a level of care and refinement built up day by day.

This is also an indication that property management and operations go beyond simply maintaining the landscape and are contributing to positive experiences in residents' everyday lives," Ms. Phan Thi Huong said.
