ROX Living and ROX iPark, two subsidiaries of ROX Group specializing in real estate development and business operations, have successfully completed the implementation of the SAP S/4HANA ERP system. This achievement was made possible through the significant contributions of TNTech, the project management agency.
The SAP S/4HANA software deployment project, initiated in March 2021 and scheduled to conclude in December 2024, is divided into five phases, covering 27 entities under ROX Living and ROX iPark. ROX Living focuses on urban and resort development projects nationwide, while ROX iPark is one of Vietnam's leading industrial real estate developers. The project's goal is to achieve comprehensive SAP S/4HANA system integration with eight software platforms and 93 management and operational processes.
As a technology company within ROX Group's ecosystem, TNTech was selected as the project management agency thanks to its extensive digital transformation experience in real estate and finance. In this role, TNTech served as the bridge between ROX Living, ROX iPark, and implementation partners, while also overseeing business process control and internal system operations.

Recognizing the project's importance, given its broad scope and complex business processes involving numerous entities, TNTech prioritized resource allocation to overcome challenges. These ranged from design orientation and process optimization to balancing user requirements with system capabilities.
“The project's initial phase was particularly challenging due to differing business process requirements among stakeholders. TNTech's project management team conducted continuous meetings with ROX Living and ROX iPark leadership, as well as with implementation partners, to resolve issues and ensure project progress, said a TNTech representative.
Leveraging deep real estate industry insights, TNTech experts proactively provided consultancy and sought leadership input to identify key project priorities. For instance, when faced with reports on internal management with low usage frequency and urgency, the team carefully considered resource allocation, given the extensive data input required and the time-consuming nature of system optimization.
Additionally, due to the complexities of real estate operations and the frequent adjustments needed during actual deployment, TNTech recommended a pilot implementation of SAP S/4HANA to evaluate its effectiveness before rolling it out to other units.
Thanks to this strategic approach, the SAP S/4HANA implementation project at ROX Living and ROX iPark maintained optimal resource management, quality assurance, and on-schedule delivery. The project has significantly enhanced the management and operational capabilities of the entire system across real estate investment, industrial parks, and commercial leasing sectors.
Following the project's completion, TNTech continues to support ROX Living and ROX iPark with system operations. TNTech experts will provide ongoing training for new employees on SAP S/4HANA, support report generation, and ensure stable IT infrastructure.
Moreover, TNTech has helped ROX Living and ROX iPark establish a backup system to ensure operational continuity in case of technical issues. In the future, TNTech plans to further optimize SAP S/4HANA to enhance user experience.
