In densely populated residential areas and apartment buildings in urban centers, even a minor incident can escalate into a disaster. According to experts, the proper operation of fire prevention and fighting (FPF) systems in buildings is the decisive factor in controlling risks.
When Incidents Do Not Stem from the Unexpected
In the early morning of May 14, a fire broke out at a supermarket on the first floor of the Vinh Phuc residential complex in Ngoc Ha Ward, Hanoi, causing panic among local residents. Earlier, another fire at an apartment on the 16th floor of a condominium on Nguyen Huu Canh Street in Ho Chi Minh City also forced hundreds of residents to evacuate urgently. Fortunately, both incidents were brought under control promptly and caused no major casualties.
According to experts, most apartment fires today originate from familiar causes in daily life such as electrical short circuits, overloading electrical equipment, or careless charging of mobile phones on sofas, mattresses, or in enclosed rooms for extended periods.
Mr. Vu Cong Hoi (Technical Division Director - TNPM) stated that ensuring safety in an apartment complex requires simultaneously meeting two critical conditions: residents' awareness of safe usage practices and an FPF system that remains in stable operating condition.
“Residents' awareness plays a highly important role. Many incidents stem from seemingly minor habits such as charging electrical devices overnight, placing heat-generating equipment on flammable materials, or simultaneously using multiple high-capacity appliances," said Mr. Hoi. According to him, alongside communication efforts from authorities, regular reminders and guidance from property management and operation units are also essential in fostering safe usage habits within residential communities.

FPF systems must undergo regular inspections to ensure operational readiness
Alongside the human factor, FPF systems also need to be maintained in a constant state of readiness through regular inspection, maintenance, and equipment replacement. In reality, many components may deteriorate over time, such as jammed valves, malfunctioning pumps, or dust-covered fire detectors causing false alarms if not checked regularly.
“FPF systems are almost always in standby mode, yet absolutely no errors can be allowed when an incident occurs," emphasized Mr. Hoi. According to this expert, the greatest risk is not the occurrence of a fire itself, but rather when a fire breaks out and the system fails to operate properly or residents lack the skills to respond during the initial stages.
Professional Operations – The “Shield" Protecting Building Safety
In major urban areas, where residential density continues to rise, the issue of safety increasingly depends on the actual operational capabilities of building management units.
At Goldmark City, for example, the FPF system is maintained through daily inspection procedures, operational log recording, and regular drills for both operational teams and residents. As a result, on-site forces are able to respond quickly, support emergency handling, and evacuate residents promptly when incidents occur. This is also the operational approach that TNPM is applying at Goldmark City as well as across many other urban developments.
With experience in operating tens of thousands of apartments, the company identifies FPF as one of the core priorities in its property management and operation activities. Standardizing operational procedures not only helps minimize incident risks but also contributes to maintaining a safe, stable living environment and enhancing residents' peace of mind across urban developments.

FPF operations at buildings managed by TNPM are consistently inspected and monitored
TNPM is currently recognized as one of Vietnam's leading domestic property management and operation companies. With more than a decade of operations, the company is highly regarded by the market for its professionalism, consistent service quality, and flexible response capabilities.
Leveraging the ecosystem of its parent company ROX Key and the sustainable foundation of ROX Group, TNPM is capable of delivering integrated services such as multi-layer security combined with surveillance technology, industrial cleaning, landscape maintenance, and environmental treatment system operations, thereby contributing to maintaining safe and sustainable living environments within urban developments.
In 2026, ROX Group marks the milestone of 30 years under the spirit of “Creating– Reaching Further," reaffirming its development journey associated with enhancing quality of life and creating sustainable values. Throughout this journey, TNPM is one of the member companies contributing to realizing modern living standards through operational standardization, service quality enhancement, and the creation of safe living environments for residents in urban developments.
As urban areas continue to develop with increasingly high residential density, requirements for safety and operational quality in apartment complexes are becoming more stringent. Fire prevention and fighting is therefore not merely a mandatory technical requirement, but has become an essential component in maintaining safe, stable, and sustainable living environments for residents. For property management and operation units, the ability to control risks, maintain systems, and respond promptly to incidents is gradually becoming a benchmark for service quality and operational capability within each urban development.
