The Legend Danang Brings Shophouses to Market, Tapping into Da Nang’s Emerging Commercial Potential
14:00 | 05/10/2026
On October 5, The Legend Danang signed an exclusive distribution agreement with Minh Minh Land for 19 shophouses. Against the backdrop of continued growth in tourism and retail, as well as plans to develop financial functions on the eastern bank of the Han River, the new product offering is expected to unlock further commercial potential in central Da Nang.

According to the developer, a key feature of these shophouses is their double-height configuration and flexible space planning. The first floor has a ceiling height of approximately 5 meters, while the second floor reaches up to 6.25 meters. Combined with 28 mm full-height Double Low-E glazing, the design creates spaces suited to business models that place a strong emphasis on brand visibility and on-site customer experience.

Unlike conventional retail premises, the two-level configuration allows owners to accommodate multiple functions within a single unit, from reception and product display areas on the first floor to experiential, service or operational spaces on the second. The shophouses will be handed over in a basic finished condition, allowing owners to customize the interiors according to their business requirements.

Tourism, Retail and New Urban Planning Create Further Commercial Potential

The launch of The Legend Danang’s shophouses comes as tourism, consumer spending and service activities in Da Nang continue to expand.

The shophouses at The Legend Danang benefit from a combination of location, customer flows and business potential.

According to Da Nang Statistics Office data, the city welcomed approximately 15.86 million visitors in the first nine months of 2026, up 26.4% year on year. Revenue from accommodation, food and beverage, and travel services reached nearly VND57 trillion, an increase of 25.42%.

The growth in visitor numbers is also creating additional room for consumer spending. Total retail sales of goods and consumer service revenue in the city reached approximately VND235.91 trillion during the first nine months, up 25% year on year.

Against Da Nang’s increasingly vibrant commercial landscape, The Legend Danang’s location at Lot A20, directly at the foot of the Dragon Bridge, provides an additional advantage in accessing customer flows. The project has four frontages along major roads – Vo Van Kiet, Ngo Quyen, Mai Hac De and Ly Nam De – placing it on a key route connecting the airport with the coastal area. It also provides convenient access to My Khe Beach, Tran Hung Dao pedestrian-oriented street, Son Tra Night Market and the Han River marina.

Rather than relying on a single customer source, this location enables the shophouses to tap into multiple demand streams, including residents and guests within the development, tourists traveling between the airport, city center and beach, as well as customers seeking dining, shopping and entertainment options around the Han River.

As Da Nang develops its financial center ecosystem, the city is also expected to see growing demand for high-quality services from businesses, professionals and workers in the finance and technology sectors. This represents another potential source of demand that commercial models in central areas may be positioned to serve.

Against this backdrop, the value of a commercial property lies not only in its location or floor area, but also in its ability to reach diverse customer groups and convert those sources of demand into actual business activity.

A Strategic Location with a Diverse Customer Ecosystem

According to a representative of Minh Minh Land, one of the advantages of the shophouses at The Legend Danang is that they are not dependent on a single customer base.

Three complementary customer groups contribute to the commercial vibrancy of The Legend Danang’s shophouses.

Unlike conventional shophouse developments, the 19 double-height shophouses at The Legend Danang are located within the development’s commercial podium, with direct access to the residential community of the 29-storey apartment tower and guests staying at the five-star hotel. This diverse customer base creates potential for F&B, retail, wellness and convenience services catering to the recurring needs of residents, visitors and passers-by.

“For a commercial property, what matters is not only its floor area or frontage, but also where the customers are and what gives them a reason to return. The Legend Danang benefits from an on-site customer base, while its location at the foot of the Dragon Bridge extends its reach beyond the development. With the right business concept, the model can serve residents, tourists and passing customers simultaneously, creating a highly diverse customer ecosystem,” a Minh Minh Land representative said.

From an investment perspective, the performance of a commercial asset depends on multiple factors, including the business category, operating model, investment level and actual purchasing power. However, with access to multiple customer flows from residential and hospitality facilities, as well as tourism and commercial activities in the surrounding area, The Legend Danang’s shophouses offer potential for a range of business models and the flexibility to respond to different patterns of consumer demand.

The agreement with Minh Minh Land marks the official introduction of The Legend Danang’s shophouses to the market, providing an additional option for business operators and investors seeking an asset that combines ownership value with the potential for immediate commercial use in central Da Nang.
