ROX Living Riverside: Harnessing Industrial Growth to Create a Multi-Value Urban Community in Hai Phong
11:00 | 23/10/2026

The rapid expansion of industry, transport infrastructure and manufacturing is creating new opportunities for Hai Phong's property market. Located in Ai Quoc Ward, ROX Living Riverside is planned as an integrated urban development designed to serve local residents and employees working in industrial parks.

Hai Phong's Strong Growth Is Expanding Opportunities in the Property Market

According to Hai Phong Statistics, the city's gross regional domestic product (GRDP) grew by 11.33% in the first half of 2026. Industry and construction expanded by nearly 13.5%, while the Index of Industrial Production (IIP) rose by almost 15%. During the same period, the city attracted more than US$3.1 billion in foreign direct investment (FDI), of which 92.4% was directed to industrial parks and economic zones. These figures highlight the role of industry in the city's economic development.

As industrial production expands, demand for housing, retail, education and essential services also increases, particularly in areas connecting residential communities with production centres. Ai Quoc is one such location, with an established industrial ecosystem comprising approximately 455 hectares of industrial land across Nam Sach, Lai Vu and An Phat 1 industrial parks, whose occupancy rates stand at 100%, 84.7% and 96.7%, respectively.

Ai Quoc benefits from a substantial industrial ecosystem in its immediate vicinity.

In addition to the industrial parks in the area, Ai Quoc Ward is close to key transport routes, including National Highways 5 and 37 and Provincial Road 390. National Highway 5 forms a major transport corridor between Hanoi and Hai Phong and also provides access to Nam Sach Industrial Park. National Highway 37, meanwhile, connects Ai Quoc with northern areas and industrial parks along the route.

With its transport links and established industrial activity, Ai Quoc is well positioned to support urban developments that serve both housing needs and the everyday requirements of local communities. In this context, well-planned projects that integrate residential areas with retail and services are expected to help meet the needs of growing industrial districts.

ROX Living Riverside: An Integrated Urban Plan Designed Around Residential Needs

Located at the junction with National Highway 37 in Ai Quoc Ward, between the Thai Binh and Ben Gach rivers, ROX Living Riverside covers 276,924 sq m. It is planned as a low-rise residential development incorporating green spaces, landscaped areas and shared community spaces.

The low-rise homes feature a coordinated architectural style, interspersed with greenery and amenity areas. Internal roads connect the different sections of the development, while landscaped spaces and areas for sport, recreation and socialising are designed to support residents' needs for exercise, relaxation and community interaction.

Beyond individual homes, the master plan is designed to create a living environment that supports everyday needs, leisure and lasting community connections.

A notable feature of the master plan is the integration of multiple urban functions within a single development, including a kindergarten, primary school, retail and service areas, a central market and community amenities. These facilities are intended to meet residents' essential needs close to home, from education and shopping to social activities and recreation. Supported by its transport links, the area also has potential to host cultural and service-related activities that contribute to a more vibrant urban environment.

Developed and managed by ROX Living, a member of ROX Group, ROX Living Riverside highlights the importance of location and planning, transparent legal documentation, implementation progress and the quality of amenity delivery. These are key considerations for homebuyers and investors when making a purchase decision.

As the property market places greater emphasis on long-term value, buyers are paying closer attention to projects with clear legal status, coordinated infrastructure and the capacity to meet long-term needs. Such developments can serve not only as places to live, but also as assets for wealth preservation and potential future value growth.

The ROX Living Riverside advisory team receives in-depth training on the project.

Recently, ROX Living held a training programme for ROX Living Riverside, attended by more than 100 property consultants. The programme equipped the sales team with project knowledge to advise customers, address enquiries and match products to their needs.
